POSITION:                GENERAL MANAGER

Ensures efficient and effective operation of the Coosawattee River Resort Association, Inc. by managing day-to-day operations to achieve the established business objectives. The GM reviews the budget and proposes cost benefit and revenue tradeoffs to the Board as required. The GM leads the staff, manages operations and establishes accountability programs. The GM position should help create and communicate the vision for the community.

JOB SUMMARY:

Operations

·      Has authority to increase management's effectiveness by recruiting, selecting, orienting, training, coaching, counseling, and disciplining managers; communicating values, strategies, and objectives; assigning accountabilities; planning, monitoring, and appraising job results; developing merit based incentives; developing a climate for offering information and opinions; providing educational opportunities;

·      Managea $5+ million dollar budget and 7 direct reports including:

o   Roads and Grounds – Maintains common areas across 5 subdivisions of a 5,500 acre community and 170+ miles of private roads and bridges,

o   Timeshare/Rentals - Oversee the sales, rental and operations of timeshare units, long-term leases, and nightly rentals of 59 separate cabin structures,

o   Amenities – Maintain and administer 3 pools, a recreation center, meeting halls, campsites, walking trails, and fishing pond, 

o   Property Management – Oversee the rental of non-common area properties including commercial RE including barn/stable on 18 acres, a general store, and office building,

o   Oversee and manage for-profit river tubing operations,

o   Oversee, manage and maintain a private water utility system serving a community subdivision of approximately 700 individual lots,

o   Public Safety/ Compliance – Responsible for the operation of 4 manned and unmanned gates, oversee compliance efforts and community patrols, and

o   Administration of operation with 50-plus employees;

·      Delegate responsibilities and accountabilities for individual parts of the annual business plan to appropriate department heads;

·      Assure prudent and honest decisions as well as competent practices in managing Association funds;

·      Enforce ethical businesses practices and promote options in an unbiased method with completed due diligence;

·      Maintains quality services and infrastructure by establishing and enforcing organization standards;

·      Create and maintain a team environment and provide developmental objectives in a diverse community; and

·      Manage special and large-scale community projects.


Planning and Budgeting

·       Create annual revenue, expense, and capital budget proposals for consideration by the Board in concert with Department Heads and in compliance with strategies established by the Board.  Work with the Budget Committee annually to establish a working budget and have ready for presentation to the budget committee no later than January 15 of each year. 

·      Establish and follow an annual business plan designed to implement the revenue, expense and capital budgets approved by the Board.

·      Accomplishes objectives by establishing plans, budgets, and results measurements; allocating resources; reviewing progress; making mid-course corrections;

·      Coordinates departmental efforts by establishing accounting, procurement, marketing, and technical services policies and practices; coordinating actions with departmental managers;

·      Implements operational and tactical plans supporting strategic initiatives;


Community Relations

·      Collaborates with Board of Directors to create goals. Effectively communicate this to the members, employees and local community while promoting CRRA in the broader market.

·      Establish and maintain relationships with local financial institutions approved by the finance committee and board of directors.


DESIRED QUALIFICATIONS: 

·      Property Management credentials (AMS, PCAM, AAMC, LSM).

·      Bachelors Degree in Business, Public Administrations or related discipline. 

·      10 years experience managing large and diverse property owners’ associations or city/county management. 


COMPENSATION

Salary is dependent upon qualifications - the expected range for this role is $85,000 to $110,000 annually. A benefits package commensurate with this role is provided, including PTO, health insurance, and retirement plan.
